Downtown Wichita Falls Office Space: Is Downtown Right for You?
If you are comparing downtown Wichita Falls office space with a suburban strip center or a home office, the choice usually comes down to three questions. How will your team and clients get there? What does the space say about your business? And what will it cost to get the basics right? I'm Tim Scott, leasing manager at Big Blue. I obviously have an interest, but these are the questions I would ask about any downtown building, ours included.
Downtown Wichita Falls has been changing. Older buildings are being put back to use, new places to eat and meet keep opening, and more businesses want to be in the middle of things rather than on the edge of town. That makes this a good time to work out whether a downtown address suits the way you work.
What a Downtown Address Actually Gives You
The main thing downtown offers is convenience you can feel every day. Client lunches, a quick coffee between meetings and after-work events are all close by, so you don't plan your day around the car. For recruiting, a lively setting often counts for more than an extra parking row.
Location also matters beyond the city. Wichita Falls is roughly a two-hour drive from both Dallas-Fort Worth and Oklahoma City, which helps firms that serve clients across North Texas and southern Oklahoma without paying big-metro rents.
- Walkable access to restaurants, coffee shops and entertainment
- A central meeting point for clients coming from across the county
- An address people recognize without directions
- Regional reach toward two major metros
Questions to Ask When Touring Downtown Wichita Falls Office Space
Older downtown buildings vary a lot. Some have been fully updated and some have only been painted. Take this list on every tour and ask for specific answers.
- Parking: Is it covered? Is it close? Where do visitors park?
- Internet: What service actually reaches your suite? Fiber makes a real difference for video calls and cloud software.
- Building systems: Are there working elevators, central heating and air, and security cameras?
- Shared rooms: Can you book a conference room when you need one instead of paying for one every day?
- Room to grow: Can you start small and move into more space in the same building later?
- Management: Who answers the phone when something breaks, and how close by are they?
Matching the Space to the Size of Your Business
Solo professionals often think downtown isn't for them. In Wichita Falls that usually isn't true. A single private office with shared conference rooms can give an accountant, consultant or therapist a professional base for less than many people expect. Growing teams should think in terms of what comes next: a building that offers several sizes lets you expand without moving.
At Big Blue, office space ranges from single private offices up to full floors, and it starts at $200 per month. If you need a large open floor plate, Big Blue includes a three-story annex with its own 8th Street entrance and open floors of about 10,000 square feet each. If you need street-level visibility, there is also a single-story retail and office building at Scott Avenue and 7th Street with about 5,300 rentable square feet.
Where Big Blue Fits
Big Blue is a fully modernized 12-story landmark office building at 719 Scott Street, in the heart of downtown, and it is the most recognizable building in the city. It is also part of downtown's revitalization. You get the character of a landmark with the systems a modern office needs.
Big Blue is owned and managed locally by Big Blue Properties WF LLC, so tenants deal with people who are here.
- Gigabit fiber internet throughout the building
- Covered parking and garage parking
- Conference and community rooms for tenants
- Elevator access, security cameras, and central heating and air conditioning
- Walkable to downtown restaurants, coffee shops and entertainment
